Barwon is an active investor in healthcare property developments ranging from medical centres through to large scale tertiary hospital projects.
Barwon typically does not develop property directly, preferring to use the expertise and local knowledge of its development partners.
Barwon’s investment model is to partner with developers with expertise in the healthcare sector to create quality facilities. Barwon will support the developer by providing the required project equity and will typically arrange debt finance for the development. Whilst the developer will have day to day responsibility for the design and delivery of the project, Barwon will oversee the project through attendance at project control group (PCG) meetings and project reporting in accordance with the Development Management Agreement (DMA). Barwon’s “fund-through” development model involves Barwon working closely with its development partner to identify and secure suitable land, design the facility, secure planning approvals and selecting consultants and builders. Barwon can also assist in sourcing tenant pre-commits to healthcare projects. Development risks and profits are to the developer’s account based on pre-agreed project valuation metrics.
