Barwon Disability Accommodation Fund Expands Portfolio with Strategic Acquisitions

The Barwon Disability Accommodation Fund (Fund) is proud to announce the successful settlement of two properties in Western Australia and Queensland. These settlements are in line with the Fund’s commitment to providing high-quality Specialist Disability Accommodation (SDA) across Australia. With a total investment of approximately $10m, these acquisitions bring the Fund’s portfolio to $82.43m including soon to be settled SDA apartments in Sydney’s Macquarie Park.

In Cannington, Western Australia, the Fund has secured an acquisition valued at $6.25m. This off-market transaction encompasses a tailored housing solution consisting of 10 x 2-bedroom apartments, each designed to accommodate a single resident, alongside an Overnight Onsite Assistance unit (OOA). These places adhere to the High Physical Support (HPS) standard of the NDIS, ensuring optimal living conditions for residents with severe functional impairments and high support needs. The agreement includes a favourable 15-year fixed-rent head lease, with rent adjustments indexed to the Consumer Price Index (CPI) and rent reviews scheduled every five years aligned with the legislated SDA Price Guide review.

Similarly, the Fund’s footprint expands into Cannon Hill, Queensland, with a strategic $3.75m acquisition. This off-market deal comprises four 2-bedroom apartments specifically designed to cater to individuals with high support needs. These properties operate under a pass-through lease structure, with rent review benefitting from CPI adjustments to the SDA Price Guide annually.

Looking ahead, the Fund’s management continues to invest in a diversified portfolio of SDA properties throughout Australia, including houses and apartments designated for National Disability Insurance Scheme (NDIS) participants across various design categories, accommodating those with severe functional impairment and very high support needs. The Fund is open-ended with 5-yearly redemption windows from inception, providing liquidity for investors.
