Barwon finalises settlement of three strategic assets investing over $30m in SDA assets across Australia

Barwon Investment Partners (Barwon), a leading alternative fund manager, is pleased to announce the successful settlement of three new assets totalling $31.25m gross asset value within the Barwon Disability Accommodation Fund’s (Fund) portfolio. All three operating properties were acquired with fixed rent head leases in place and collectively will provide accommodation for 41 individuals with disabilities. These acquisitions are strategically located within close proximity to public transport and major amenities and aligned with the Fund’s core mission of promoting choice, control and inclusivity for individuals with disabilities.

The first acquisition in Victoria, located in the heart of Dandenong, is a newly developed apartment block spanning two distinct buildings and features a total of 15 thoughtfully designed 2-bedroom SDA apartments. Each apartment has been designed to offer a secure, comfortable, and empowering environment that caters to the diverse needs of its residents. A major focus on accessibility ensures that these apartments boast innovative features designed to provide an inclusive living experience for all.

Positioned on a strategically located site spanning 2,021 square meters, the property is located within a thriving retail and health precinct. This prime location ensures enhanced accessibility to essential services, further enhancing the investment’s appeal.

Furthermore, the property is fully leased on a 15-year lease agreement, providing investors with a secure and stable income stream. This lease arrangement reinforces the resilience and stability of the investment with a positive investor outlook contributing to a more inclusive society, aligning financial goals with impactful outcomes.

Barwon also settled on two SDA assets comprising 11 strata titled SDA houses and villas, accommodating 26 SDA places in Geraldton and South Bunbury, Western Australia. These assets feature a 10-year fixed-rent head lease with CPI-linked rent reviews, providing investors with a secure income stream while keeping pace with inflation. These leases also present limited vacancy risk to Barwon, adding to the investment’s stability. Moreover, the triple net lease structure with property outgoings being 100% recoverable from the Tenant ensures minimal additional financial burden on investors.

   

Well-positioned within thriving communities, the properties in Geraldton and South Bunbury also offer strategic locations that enhance accessibility to essential services. Additionally, these assets are built upon a sustainable net rent model, based on a conservative SDA tenancy mix ensuring a balanced and resilient investment approach.
