Fund Overview
The Barwon Institutional Healthcare Property Fund was launched in November 2016 and aims to provide institutional investors with access to Australian healthcare real estate investment.
The Fund’s assets are tenanted by some of Australia’s largest national healthcare operators, in addition to State Government tenants. The Fund targets acquisitions that provide institutional investors with target quarterly distributions of 4.5%-5.5% p.a. and the potential for capital growth, targeting a total return of 8%+ p.a. net of fees.

Why Invest?
Australian healthcare is a growing and defensive sector supported by structural tailwinds – a growing and ageing population, with healthcare spend and demand largely unaffected by the economic cycle.
Healthcare properties, especially private hospitals and specialist facilities, typically comprise of long lease terms of 10+ years with inflation linked rental growth.
The Fund allows investors to diversify their property exposures and access traditional core property style returns with a lower correlation than other areas of the commercial property market.

The Barwon Institutional Healthcare Property Fund is conscious of its carbon footprint, and as part of its ESG efforts is actively taking steps to reduce it whenever practical, including but not limited to:
- being Australia’s first and only GreenStar rated Healthcare Real Estate Portfolio, and awarded 3-star GreenStar rating;
- participating in GRESB rating and being a 2-star rated portfolio;
- targeting 4+ star GreenStar design and as built ratings at Eastwood Private Hospital and Maroochydore Private Hospital.
- adopting technologies across its asset operations to reduce emissions and drive efficiency.

The Fund has made significant commitments to a range of social initiatives, including building the only dedicated young adult mental health hospital in Canberra. With its partners, Barwon has invested extensively in hospitals, mental health and cancer care facilities across Australia. We seek to identify investment opportunities that not only provide attractive returns for our investors but also provide tangible benefits for the local communities in which we invest.

The Fund seeks to regularly engage with its stakeholders and reports on its activities and performance in a timely and transparent manner. The Fund is managed in line with Barwon’s robust governance framework which reflects our fiduciary duty to our investors, upholds high ethical and moral standards and ensures compliance with all relevant legal and regulatory requirements. The Fund’s ESG framework is overseen and guided by Barwon’s ESG Committee.
